M5 to j31 then continue on A38 towards Plymouth/Torbay
2 Miles - Road divides - stay to Left Hand Side/Middle and aim for
A380 towards Torbay/Newton Abbot up Telegraph Hill
stay on the A380 for about 20 miles as follows:
A380 to Newton Abbot - Penn Inn Roundabout (Traffic Light Controlled)
stay LH lane or Middle - exit to Torbay/Torquay straight ahead
continue for 5 miles through Kingskerswell to Ring Road Roundabout - A380
leave to the Right following the A380 towards Paignton/Brixham
continue for 5 miles over three roundabouts to Tweenway Lights (Major Junction)
stay LH Lane - A380 becomes A3022
proceed straight ahead stay in LH Lane through three sets of lights in
quick succession (last one Sainsbury's) continue on past Nortel factory lights
to Windy Corner Lights (T Junction) on a short steep incline.
Turn Right (Brixham) joining A379
Approximately 1 mile and shortly after Churston Railway Station/TEXACO Petrol Station
Option 1 - Turn Right towards Kingswear/Dartmouth - A379
Option 2 at bottom
Continue up long winding hill (check views in mirrors) to Hillhead - next roundabout
Go Left to Brixham (Down a winding hill - give way to traffic coming up)
Approx. 1.5 miles (option 2 enters here) Traffic Priority Flow Sign - yellowish building ahead to left - Three storey flats - road narrows (again)
Newly painted four storey Building ahead to right - turn Right then left into Upton Manor Road
Proceed up road - look for a large Oak tree in the park and second set of gates into park
Thereabouts you should spot a lamp post in a garden on the right hand side opposite the park -

Option 2 - Stay straight ahead to Traffic Lights - (Y Junction) Take RH Lane to St Mary's
At Roundabout turn RIGHT (Ignore signs) and stay on this road eventually coming into a narrow lane - at T turn Left.
